EPO Aheloy has a fixed-rent agreement with an external tenant to January 2030. It was put in place in January 2025. Construction and maintenance that EPO Aheloy used to carry have moved to the tenant. The rent also caps maintenance and the cost of the closed season, and it is what the bank looks to for the loan.
The AGM set a target of €1.0 million a year once building P has Act 16. Agreed rent for 2026 was €750,000. On 1 September 2026 the company said €535,000 had been received, and that the full year was not expected to exceed about €550,000.
Apartments operated: 183, then 358, 523 and 543. Rent per apartment: €279, €1,012, €1,075 and €766.
Summer 2026 was expected to produce about 90,000 bed-nights. More than 90% of the market is Ukraine. The offer is a supervised camp in the school holidays: sport, arts, and one counsellor for every eight to ten children. The tenant pre-sells through agencies and staffs the season mainly with Ukrainian employees. Occupancy in the weeks either side of the peak is what the tenant needs in order to make the short season pay.
The AGM described these as able to be finished and run under a known tour-operator brand. Cost to complete from the present shell was put at €12–16 million, depending on quality.
Talks continue with the outside owners in building P, on a buyout or a long rent, so more of P can sit inside the same operation.
The lease, the season and the rent series are from the AGM presentation of 30 June 2026. The September rent figure is the Euronext notice of 1 September 2026.
EPO Aheloy and the parent, as at 15 June 2026, with the July extension.
The September notice cut the expected 2026 rent. Later changes go out on Euronext.
