Coastal apartment prices did not follow the rise in Bulgaria’s cities over the three years to 2025, through EU integration, Schengen and euro entry. The AGM described Bulgaria as the cheapest coastal property market in the EU. Studios in the area started around €28,000. One-bedroom apartments were about €45,000–95,000, and two-bedroom apartments up to €150,000, depending on place and standard.
Buyers were mainly Bulgarian, for a second home or a rental. Buyers from Poland, the Czech Republic, Germany, Israel, Scandinavia and Ukraine were also present. Demand sits on studios and one-bedroom apartments in gated complexes with a pool. Revenue runs from mid-June to early September, about 10–12 weeks.
Hotel costs rose more than 10%, mainly wages and utilities. Sunny Beach has one of the largest hotel concentrations in the country, and discounts heavily outside the peak.
Distances, neighbours and market figures are from the AGM presentation of 30 June 2026.
Fixed rent to January 2030, and a summer of children’s camps.
